Welsh slate was the dominant roofing material in Britain from roughly 1860 to 1920. Southampton's Victorian expansion falls squarely within this period — the terraced streets of Portswood, St Denys and Bevois Valley, the larger semis in Highfield, and the workers' cottages near the waterfront were all roofed in Welsh slate from North Wales quarries, fixed with iron cut nails to softwood battens.
Iron nails corrode over 80 to 130 years. As the nail body corrodes it expands within the hole drilled in the slate, eventually cracking the slate at the nail point. Once the fixing fails, the slate slides down. When this affects 5 to 10 percent of slates, targeted re-fixing is appropriate. When it affects 30 percent or more, a full re-slate is the more cost-effective decision — the remaining sound fixings are insufficient to hold the roof together for another decade.
Matching replacement slates to existing stock is important on period properties. Welsh slate from different quarries — Penrhyn, Ffestiniog, Nantlle — has distinct colour, texture and thickness. Spanish slate is cheaper but noticeably different in colour and surface texture when viewed alongside original Welsh material. On conservation area properties and streets where the uniform appearance of the roofscape matters, we source matching Welsh slate. We will not use cheap Spanish slate on a Portswood Victorian terrace where the difference is obvious.
A full re-slate involves stripping all existing slate and underlay, inspecting and replacing damaged battens, laying modern breathable underlay (or sarking boards on the oldest properties where the original detail is appropriate), and re-slating with matching Welsh slate fixed with A4 stainless steel nails — which will not corrode for 80-plus years.
