Why Lead Fails
The two main failure modes are thermal cracking and mortar failure. Lead expands and contracts with temperature — if fixed too rigidly, it cracks at fixings over years of cycling. Code 4 (1.8mm) for step flashings. Code 5 (2.24mm) for back gutters and valleys. Code 6 and above for parapet gutters. Lead that is simply bedded in mastic — which we see regularly on Southampton properties — is a temporary repair, not a proper fix. Mastic fails within a few years; correct lead lasts 50 to 80 years.
