Why Does Moss Grow on Southampton Roofs?
Moss thrives in damp, shaded, relatively cool environments. North-facing roof slopes that receive limited direct sunlight, roofs shaded by mature trees, and properties in the Test Valley and the lower-lying parts of Southampton near the waterfront all see faster moss growth than elevated, south-facing roofs. The Solent maritime climate — above-average annual rainfall and persistent humidity — creates ideal conditions. When is Moss Just Cosmetic?
A light coating of moss on tiles that are otherwise sound, lying flat and undamaged is primarily a cosmetic issue. If the roof is doing its job — keeping water out — a light green tinge does not require immediate intervention. Some homeowners prefer to treat it; others accept it as part of the character of an older property.
When Does Moss Become a Problem?
Moss becomes a genuine problem in three specific situations:
- Valley blockage — moss and associated debris accumulate in roof valleys, blocking the drainage channel. Blocked valleys cause water to back up and find its way under tiles. This is the most common moss-related repair call we receive in Southampton, particularly in autumn after leaf fall.
- Tile lifting — as moss establishes and thickens under the leading edge of tiles, it can physically lift tiles away from their correct position. Lifted tiles are vulnerable to displacement in wind and allow water ingress at the overlap.
- Ridge and hip mortar degradation — moss growth on ridge mortar retains moisture, which accelerates freeze-thaw degradation of the bedding. Ridges on north-facing slopes with heavy moss coverage fail significantly faster than south-facing ridges on the same property.
What Are the Treatment Options?
There are three main approaches, each appropriate to different situations:
Biocide Treatment
Applying a biocide (moss killer) solution to the roof kills existing moss and leaves a residue that inhibits regrowth for 2 to 5 years. The dead moss then weathers away naturally over 6 to 12 months. This is the least invasive and cheapest option, appropriate where moss is a cosmetic concern and the tiles are otherwise sound.
Soft Wash Treatment
A low-pressure application of biocide solution, which kills moss without the risk of dislodging tiles that high-pressure washing causes. More effective than treatment alone as it also removes algae and lichen.
Physical Removal Plus Treatment
Manual clearing of established heavy moss growth followed by biocide application. Appropriate where moss is thick enough to be lifting tiles or blocking valleys. More labour-intensive and therefore more expensive, but the right approach where growth is advanced.

What We Do Not Recommend
High-pressure washing of tiled roofs is not something we carry out or recommend. The pressure required to dislodge established moss is sufficient to damage the surface of concrete and clay tiles, erode pointing and dislodge tiles that have softened fixings. The short-term result looks impressive; the medium-term consequence is accelerated tile deterioration. Any roofer recommending high-pressure washing of a tiled roof should be asked specifically why they prefer this method over soft washing.
