Why Ventilation Matters in Southampton
Warm, moisture-laden air from the living spaces of a house rises and enters the roof void through ceilings. If the roof void has insufficient ventilation to carry this moisture away, it condenses on the coldest surface — usually the underside of the roof covering or the rafters. In Southampton's relatively humid coastal climate, this problem is more acute than in drier inland areas. Condensation-saturated insulation loses its thermal performance; condensation on timber causes rot over time.

Building Regulations Requirements
Current building regulations require ventilation openings at eaves level equivalent to a continuous 25mm gap for cold roof construction (insulation at ceiling level). Warm roof construction (insulation at rafter level) requires counter-batten ventilation between the insulation and the roof covering. Breathable Underlay
Modern breathable underlay is a key component of correct roof ventilation. Unlike traditional bitumen felt, breathable underlay allows moisture vapour to pass through the underlay into the ventilated void above it. All our re-roofing work uses breathable underlay as standard — it is a specification requirement, not an upgrade.
Signs of Poor Ventilation
Check your loft for: black staining or mould on the underside of the roof boards, damp or compressed insulation, water staining or drip marks, soft or spongy timbers, and visible condensation on cold mornings. Any of these indicate inadequate ventilation that should be addressed.
