Modern GRP and EPDM flat roofs in Southampton need almost no maintenance — just an annual visual check of upstands and perimeter details. Felt roofs need active inspection each autumn for blistering and ponding. The critical factor is drainage: water should clear within 24 hours. Southampton's coastal humidity shortens felt lifespan compared with inland areas.
Flat roofs have a reputation for requiring high maintenance. This is mostly a reflection of the old felt systems that dominated from the 1950s to the 1990s — not modern GRP or EPDM installations. This guide covers what flat roof maintenance is actually needed in Southampton's climate, and what the warning signs look like on each system.
GRP Flat Roof Maintenance
A properly installed GRP flat roof requires essentially no routine maintenance. The seamless fibreglass shell is inert and fully waterproof without annual treatment or inspection. What can fail over time is the upstand detail — where the flat roof meets the wall — and the drip edge at the perimeter. Annual visual inspection of these details from ground level costs nothing. If the upstand or edge detail shows any signs of cracking or lifting, call a roofer.
BS 6229 requires flat roofs to be designed so surface water drains freely, with no ponding remaining after prolonged dry periods.

EPDM Flat Roof Maintenance
Like GRP, a correctly installed EPDM roof needs no routine maintenance on the field of the membrane. The potential failure points are the heat-welded seams at joints and the adhesive bonds at the perimeter. Annual visual inspection looking for any lifting at edges or discolouration at seam lines is advisable. EPDM can be repaired relatively easily if a problem is caught early.
Felt Flat Roof Maintenance
Felt flat roofs do require active maintenance. Annual inspection in autumn should check for blistering, cracking, pond formation and perimeter lifting. Minor surface cracks can be treated with bitumen-based patch compounds. Widespread blistering, surface crazing or splits indicate the membrane needs replacing — continued patching is not cost-effective once felt is over 12 to 15 years old in Southampton's climate.
Drainage — the Critical Flat Roof Factor
The most common cause of flat roof failure in Southampton is inadequate drainage. Water pooling on a flat roof accelerates deterioration of all membrane types. Check after heavy rain that water has fully drained within 24 hours. If ponding persists beyond 48 hours, the drainage fall needs attention before the membrane fails.
